General
I want to rent an apartment, what should I do?

Registration is only possible through this website and your own online file. Please note that several documents are required to assign an apartment. You can upload these documents in your online file during the exclusive pre-rent phase or the rental phase. The allocation will be announced by email, including instructions for accepting the reserved apartment. If you have not received an allocation notice, you will automatically be placed on the reserve list, where you still have a chance to win an apartment. After accepting the apartment, your file is carefully checked. We verify the authenticity of your information and assess your income situation and payment history. All checks are performed, and no later than two weeks after your file is complete, you will receive the final results.

Are there any application fees?

No, there are no registration or mediation fees.

Is a deposit required?

Yes, the maximum deposit is twice the monthly rent excluding service charges.

What fixed costs do I pay in addition to the rent?

In addition to your monthly rent, you also pay an amount for service charges. These are the costs the landlord charges on top of the basic rent for specific supplies and services. You also have to count on additional costs of your own, such as electricity and water, but also an internet and TV subscription.

What is the minimum rental period?

The lease you enter into is for an indefinite period of time with a minimum term of 12 months. After the term of 12 months, the rental agreement can be terminated with a notice period of one month.

Can I view a property?

THIS. is a new construction project where a lot of hard work is going on at the construction site. As such, there are strict safety rules for entering the construction site, so we cannot 'just walk into' any apartment. We try to organize an 'Open House' as soon as the construction is sufficiently advanced so that interested parties can take a look at one of our model homes.

When will the apartments be completed?

THIS. is a new project which is still under construction. Therefore, it is difficult to communicate a definite completion date. We expect the apartments to be delivered in mid-2025. However, no rights can be derived from this. This is a preliminary estimate and of course depends on many factors. The exact delivery date may not yet be known when you sign your lease. For the exact date we will of course keep you informed via the newsletters and via this website. The final start date will be announced to the tenant in good time, but no later than four weeks in advance.

Assessment and income
What criteria must I meet and how much income must I have to rent?

A number of allocation criteria are used to qualify for rental housing:

  • Your gross monthly income must be 3.5 times the monthly rent. Your partner's income is fully counted.
  • You must have an employment contract of at least one year. Zero hours contracts and contracts through an employment agency cannot be counted. Contracts through a secondment agency are assessed according to the conditions.
  • Do you have equity? Then this can be partially taken into account. In addition to this equity, there must always be a fixed income.
  • Do you have fixed financial obligations such as mortgage repayments, loans or alimony? These are included in the income calculation.
  • You must not be in arrears with a previous landlord or mortgage lender. Based on this, the allocation may be canceled.
  • Self-employed entrepreneurs must have been registered with the Chamber of Commerce for at least two years. In addition, a recent profit and loss statement from at least two full financial years will need to be shown.

What documents do I need to provide in my account to qualify for a home?

Documents you need to submit to qualify for housing

To complete your application, upload the following documents in your account:

Documents marked * must not be older than three months at the time of submission.

General documents:

  • Copy of your passport or identity card.
  • If applicable, copy of your residence permit.
  • If applicable, proof of demonstrable equity. Make sure the bank statement clearly shows the name, account number and a recent date.

If you are renting a home:

  • Landlord's statement* from your current landlord.

When you own a home for sale:

  • Mortgage statement* from the bank.
  • If you have sold your home: copy of the signed bill of sale.
  • If you have not yet sold your home: copy of the annual statement of the outstanding mortgage amount.

If you live in or rent a home from a private landlord:

  • BRP statement.

Required documents depending on your income situation

When you are employed

  • Copy of an employer's statement*.
  • Copies of your pay slips for the last three months.
  • Copy of bank statements showing the crediting of your wages for the last three months.

If you are self-employed

  • Financial statements, profit and loss account and balance sheet for the last two years.
  • Recent registration with the Chamber of Commerce*.
  • Income statement (IB60) from the last two tax years.

If you are retired

  • Recent AOW strip and/or annual statement.
  • Recent pension strip and/or annual statement.
  • Bank statements showing AOW and/or pension top-ups from the last three months.

Possible additional documents

In some situations we request additional documents, such as:

  • UWV statement with employment history and salary information.
  • In case of a relationship break-up: a provision provisionally drafted settlement or divorce covenant.
  • Copy of income tax return
  • Certified public accountant's report (if relevant).

The final allocation of a property is done on the basis of a complete file with all necessary documents. The sooner we receive the documents, the sooner we can help you further. Naturally, we treat your provided information with the utmost care and confidentiality. When signing the rental agreement, it may be necessary to provide a deposit or bank/rent guarantee.

Finishes and facilities
Is floor finishing applied?

No, there is no floor finish..The finish is a bare cement screed except for the washrooms, which are tiled.For proper operation of the ventilation system there should be a minimum space under the doors of 15mm.To ensure this, the house will be delivered with a space of 22mm under the doors and the bare cement floor.This takes into account a floor finish of about 7mm thick.The walls are fitted with painted baseboards.

How are the walls finished?

The walls in the apartments are plastered and covered with non-woven wallpaper and painted white (RAL 9016). The ceilings have white spray paint.

What does the kitchen look like?

Each apartment is delivered with a Novitelli kitchen. The kitchen is equipped with built-in appliances from Whirlpool, including a combination microwave oven, induction hob with four zones, integrated extractor hood, refrigerator with freezer and dishwasher.Layout and size of kitchens vary by apartment type.

How is the bathroom finished?

The bathroom is tiled to the ceiling and furnished with modern sanitary ware from Villeroy & Boch. Each bathroom has a bathroom cabinet with single or double sink (depending on the apartment), mirror with LED lighting, electric radiator and a walk-in shower with a glass shower wall in some apartments.

How is the apartment heated?

The apartments are equipped with comfortable floor heating through a heating and cooling system of Welsius Energie B.V. When entering into the lease, the tenant agrees to the supply contract of Welsius Energie B.V. The conclusion of a supply contract is a responsibility between the tenant and the supplier.It is up to the tenant to contact the supplier to enter into a contract.

How energy efficient are the homes?

The provisional Energy Label of the homes is A++.Upon delivery of the homes, the final energy label will be determined. It is expected that this will not deviate.

Where can I park my bicycle?

The project will include a communal bicycle shed where all residents can place their bicycles. There will also be storage for placing cargo bikes. How the allocation of the cargo bike spaces will take place will be announced at a later stage.

Is there a parking space with my apartment?

The project will include an underground parking garage. When the rental process has started and you qualify for one of the THIS. apartments, we will start an interest phase to see who would like to rent an additional parking space. How parking spaces will be allocated will be announced at a later stage. A separate rental agreement will be entered into for the parking spaces.

The City of Amsterdam does not issue parking permits at this address.

Is there a videophone system?

Yes, the apartments are equipped with a videophone system.This allows you to see from your own apartment who is ringing the main entrance bell.With a simple push on the videophone system you can then open the main entrance door.
