On Wednesdays, Fridays and Saturdays there is a nice market on the Van der Pekstraat. Here you can find all kinds of fresh ingredients. A few minutes away you will find an Albert Heijn on Bercylaan and a Deen and Albert Heijn on Mosveld. The bustling NDSM is also just around the corner. With the ferry at the door you are within minutes in the Houthavens, Spaarndammerbuurt, Western Islands and Westerpark.
There will be 69 condominiums in Building E of THIS. The apartments range from about 38 sq. m. to a maximum of 200 sq. m.
Apartments:
These apartments will be completely finished except for the floor and kitchen. The walls will be plastered, smooth non-woven wallpaper and plastered. The bathroom and toilet will be tiled 60x60 cm. on the floor and 30x60 cm. on the wall. The sanitary ware is from Villeroy and Boch type Avento and a vanity, illuminated mirror and towel radiator will be installed in the bathroom.
For the kitchen a large budget is included and can be opted for a project kitchen which is equipped with Siemens appliances. Â
Specials:
These spacious apartments will be finished as follows: The walls are plastered, with smooth non-woven wallpaper and plastered. The bathroom and toilet are executed as a hull where, after completion, the bathroom and toilet can be finished to your own taste. For the kitchen there is a large budget included and can be opted for a project kitchen, which is equipped with a composite counter top, Siemens appliances and a Quooker boiling water tap.
Penthouse:
This apartment is delivered completely as a hull and can be divided and finished to your own liking. For the kitchen a large budget is included.
Each apartment has its own outdoor space. Some apartments have two outdoor spaces.
There is a communal bike shed where you can place your bikes. The courtyard garden is publicly accessible.
The layout of the apartments and special apartments is fixed. In the apartments the bathroom and toilet are fully finished and you can customize your apartment with the floors, wall colors and kitchen. With the specials, you can also finish the bathroom and toilet entirely according to your own wishes. With the penthouse, the entire layout and finish can be finished as you wish.Â
The homes are very sustainable. The houses are equipped with a sustainable heat and cold system (WKO) that also provides hot water in the apartement. In addition, the apartments have balanced ventilation with heat recovery and the windows are triple glazed (except for the sliding doors because of the weight).
The provisional energy label of the apartements is A++. Upon delivery of the apartments, the final energy label will be determined. It is expected that this will not deviate.
There is a possibility to buy a parking space. The parking spaces are not linked to the apartment so you can choose whether you want a parking space or not. The parking spaces are located in the underground parking garage which can be accessed from inside the apartment.
The municipal policy is to ensure that each project has ample parking space so that residents have the opportunity to purchase or rent a parking space within the project. On-street parking permits will therefore not be issued for residents of adjacent properties. Please refer to the municipal parking policy for the parking policy in this regard.
The project will include a communal bike shed where residents can park their bikes. There will also be parking for cargo bikes. How the allocation of the cargo bike spaces will take place will be announced at a later stage.
The land is leasehold. In the case of THIS., the canon has been bought off for 50 years from the start of construction. There will be an option to buy off the ground lease in perpetuity.
The general provisions 2000 apply.
Leasehold is the right to use someone else's land “as if you owned it”. The person who issues his land in leasehold is the leaseholder or landowner. The person who owns the leasehold right is called the leaseholder. The leaseholder pays a fee to the landowner for the use of the land. This fee is called ground rent canon, or canon for short.
The pre-sale of THIS. starts Dec. 19, 2024. Official sales of THIS. will begin in early 2025.
We expect the apartments to be completed by summer 2025. However, no rights can be derived from this.
It is wise to request a feasibility statement from your financial advisor based on the ground rents and ground lease prices and upload it with your application. If you do not need financing, we recommend that you upload proof that the purchase is financially feasible. However, you are under no obligation to anything. At THIS. it is the case that with a full financial check, you will have priority status in the final allocation.
We recommend that you do a financial check through a financial advisor so you know what your financial options are. The Lender is fully informed about this project. They can estimate, based on your financial situation sketch, whether or not a possible purchase is feasible. An initial orientation meeting is without obligation. Of course, you are always free to use your own financial advisor or bank.
